How much it costs to buy a home
Beyond the price of the house there are taxes, the deed and registrations. Find out how much you need in the account on the day of the deed — before signing the promissory contract.

Figures and tables for 2026. Indicative result — confirmed by the bank and by the State services at the time of the transaction.
To use this simulator you need to know
- The price of the house (or the rateable value, if higher — the tax uses the higher of the two)
- Whether it will be your permanent home, or a second home
- Whether you are under 35 and it is your first home — it changes everything
- Whether you are going to ask for a loan, and how much
What this result includes — and what it does not
This result is indicative and is there to help you get your bearings. The final figures are confirmed by the bank and by the State services at the time of the transaction — and our credit adviser checks them with you, at no cost.
IMT and Stamp Duty are charged on the higher of the deed price and the property's rateable value. If the rateable value is higher, that is the one that counts.
The deed and the registrations use the Casa Pronta scale. A lawyer, solicitor or notary outside that service may charge different amounts.
Not included: the bank's property valuation, arrangement fees, compulsory insurance or the estate agent's commission.
