Transferring has costs: discharge of the old mortgage, a new registration and, if your loan is fixed-rate, an early repayment fee. On variable rates that fee is 0.5% of the capital, and in many cases the new bank covers part of these costs.
The monthly saving is only real if the two instalments are comparable. Always compare the same term — stretching the term lowers the instalment and saves nothing.
